Challenge

Pangman Development faced significant challenges with their Strathcona site. The strict direct control zoning was economically unfeasible and kept the land undeveloped, and previous attempts to move the project forward had stalled.

Approach

Situate proposed an alternative to a direct control zone, instead rezoning to the RMh28 (Medium Scale Residential) zone, a more adaptable option that better fit the project’s financial and development goals. We worked closely with Pangman Development, and proactively engaged with the local community, gathering input and ensuring that commercial space was considered in the design.

Outcome

On July 2, 2024, Edmonton City Council unanimously approved the rezoning. This decision paves the way for an eight-storey residential building with approximately 160 units, contributing to the growth of the Strathcona neighborhood. The site is now poised for redevelopment, providing much-needed housing and addressing Edmonton’s housing shortage.
