Challenge

Christenson Developments, a multi-award-winning Alberta developer known for building thoughtful, multigenerational communities, faced a zoning challenge with their Southwoods Village development in Hazeldean. The site was burdened by a confusing mix of outdated direct control zones, which were particularly problematic for the second phase of the development due to restrictive parking regulations.

Approach

Christenson Developments brought Situate on board to streamline the zoning framework. Our goal was to replace the outdated direct control (DC2) zoning with modern standard zones that would allow for the site’s continued development and adaptability. This strategic zoning shift aligned the project with current regulations and set the stage for the next phase of Southwoods Village, ensuring the development could flourish over time and meet the needs of its growing community.

Outcome

On September 22, 2020, Edmonton City Council unanimously approved the rezoning application, clearing the path for Southwoods Village to move forward with its next phase. The project continues to set a high standard for inclusive, community-focused living in Hazeldean.
