This site is along 77 Ave, a local road, with a mix of uses including small scale residential, commercial, and light industrial businesses. It is located next door to 4-Way Electrical, a local business. The goal of this rezoning is to enable this business to expand their operations by aligning the zoning with the business next door.

What This Rezoning Would Change

We are proposing to rezone to BE - Business Employment, which would allow a range of commercial and light industrial uses in King Edward Park.

Zone

The BE zone allows for a range of light industrial and commercial uses. The intention of this zone is to match the zoning of the neighbouring property, so that 4-way Electrical can expand their business operations. The commercial area around 77 Ave includes a mix of BE and IM (Medium Industrial) properties. This zone matches what already exists in the area, rather than proposing something different.

Heights & Design

The new zone would allow a building of up to 16m. Street-facing buiilding design will include design choices that integrate the building into the neighbourhood. Final building size and design would be reviewed at later stages.

Landscaping & Transitions

Under BE zoning, there are rules about how close a new building can be built next to homes or other non-industrial properties nearby. There are also strong requirements for landscaping and screening, like trees and shrubs, so the development doesn't create an eyesore or feel intrusive to the neighbours. Any new development on this site would need to include this kind of greenery, keep proper distance from the property line, and be designed in a way that fits naturally with the surrounding streets and buildings.

Rezoning is the first step in the land redevelopment process, followed by design, permits, and construction.

We're at the very first stage of the project. We submitted a rezoning application for this site in late May 2026 to rezone to the RM h23 zone.

  • Rezoning Rezoning is the first step in the redevelopment process. At this stage, Council is deciding whether the zoning rules for the site should change. Rezoning does not approve a specific building design.
  • Design & Development Permit If the rezoning is approved, a detailed building design is prepared. This is when the building design and landscaping is reviewed by the City, as well as any necessary upgrades to infrastructure (like fire hydrants, etc.). The property owner is required to pay for upgrades.
  • Building Permits Once the development permit is approved, building permits are required. This stage focuses on safety and the technical building requirements of the Alberta Building Code.
  • Construction Construction can begin once all required permits are in place. The City inspects construction to ensure it follows approved plans.
